Description

Located in the charming town of Waasmunster, right between Ghent and Antwerp, this address combines excellent accessibility with peace and quiet. In just 20 minutes you are in the heart of the city, while at home you can enjoy the green Durme Valley and vast fields within walking distance. All daily amenities, from shops to cozy restaurants, are close by. This is a highly sought-after region where opportunities are rare—especially a property with the unique character of Villa Zonneweelde.

In the heart of Waasmunster, hidden behind a discreet wooden gate and hedge, lies an architectural gem: Villa Zonneweelde. This heritage residence from 1928 was given a new chapter in 2022 by Contekst Architects. Here, the past is not a constraint, but a true source of inspiration.

The experience begins at the striking red front door, offering a foretaste of the light and play of colors within—Villa Zonneweelde lives up to its radiant name. Inside, terrazzo and the lacquered red staircase immediately stand out as modern nods to history. Through a rounded arch, the kitchen reveals itself as a composition of materials: a stainless-steel cooking island seems to float above the reclaimed terrazzo floor, while dark green oak and a wire cabinet by Muller Van Severen add an artistic touch. A clever extension seamlessly connects the garden to the living space, while a passage through an old fireplace playfully leads to the winter garden. Here, floor-to-ceiling windows draw in the horizon, while an oak-clad fireplace brings warmth and calm. Raw concrete flows into parquet, mouldings, and paneled doors—a carefully orchestrated dialogue between rough and refined.

Upstairs, three spacious rooms with high ceilings await. Two serve as bedrooms, while the third is a custom-furnished study offering access via a fixed staircase to the attic. This flexible space is full of potential: a playroom, a home office, or even a master suite. The bathroom blends wood and terrazzo into a timeless balance.

Outside, a Mediterranean garden designed by Damien Derouaux completes the ensemble—a touch of Provence surrounding a home that unites heritage, design, and pure living pleasure.

Bonus: In the garden, an outbuilding that currently serves as a practical storage space. On the driveway, a charging point is provided—ideal for electric car owners.

The owners,

owner speaks out

'For us, Villa Zonneweelde is a home that invites you to live fully. The heart of the house is the kitchen, where we gather around the cooking island with friends and family. It’s always cozy, especially during aperitifs. The south-facing garden offers relaxation at any time of day: breakfast under the trees, barbecues in the last rays of sun, or simply enjoying the tranquility.
Inside, we often retreat to the winter garden, where the gas fireplace keeps us warm after a long walk. When we discovered this 1928 home, we were immediately captivated by its character and light. Zonneweelde is a name that fits perfectly: from morning to evening, sunlight pours generously inside.

During the renovation, we made every effort to preserve its character: terrazzo, parquet, and mouldings remained, with all their patina, while we added modern comforts with insulation, new windows, smart home features, and solar panels. The location is also a highlight: easily accessible, with Ghent and Antwerp just twenty minutes away, shops within walking distance, and beautiful walks and bike rides in the Durme Valley and Waasmunster forests.

What will we miss the most? The garden, the play of light, the creaking floors, the birds in the morning, and the warm way this house always welcomed our friends and family.'
